Who's Behind This

Built from the Ground Up

I didn't start MEF Homes from behind a desk. I built my career on construction sites.

I was born in Argentina, and my journey in U.S. real estate began in Detroit, renovating homes. Renovation is a business full of surprises — you're never 100% sure what you'll find until you open the walls. That experience gave me something no classroom could: the ability to adapt, make decisions under pressure, and understand construction from the inside out.

When I moved to Florida and transitioned into new construction, I discovered a different kind of challenge. Building a new home is more predictable than renovating, but it involves coordinating dozens of factors — plans, permits, inspections, materials, subcontractors, schedules, and budgets — all of which need to happen in the right sequence.

One unreliable contractor can cost you the equity that makes new construction worthwhile. Not understanding the process can cost you months of delays, unexpected expenses, and unnecessary stress.

Construction is chaos — but it's chaos that must be well organized. And that's exactly what I love doing.

I'm Matías Filippini, a licensed Florida General Contractor (CGC 1537583) and founder of MEF Homes. My job is to turn a process that can feel overwhelming into a clear, organized path — from your vacant lot to a move-in-ready home.

What You Should Know

What Goes Into a Well-Built Home

Not every new build is the same. Here's what we believe matters most — and what we document in every project so you can see it for yourself.

2026 Building Code

Florida updates its building code constantly. A home built to the 2026 code has higher insulation, stricter wind ratings, and better efficiency than one built even three years ago.

Energy Efficiency Built In

Current code requires high-performance insulation and energy-rated windows. The result: lower monthly bills and consistent indoor comfort year-round.

Hurricane-Rated From Day One

Every opening gets high-impact windows and doors — no add-on shutters needed. It's part of the structure, not an afterthought.

Our Crews, Our Standards

We work with the same specialized teams for slab, block, framing, and trusses. Consistent quality across every phase — you can see it in the build photos.

Why It Costs Less

Direct crews and material purchasing at volume-preferred pricing. No layers of subcontractors — and we pass those savings through to you.

Your Lot Works as Equity

If you already own a lot, it can serve as your down payment. Construction financing is available. We deliver turnkey — you get the keys.

Two Scenarios We See Often

Lot Owners

A vacant lot doesn't have to sit idle. Here's what to consider.

The Reality

An empty lot still generates taxes, maintenance, and liability. In Florida, a single gopher tortoise can cost $8,000 in mandatory relocation — and you have no control over when one shows up.

An Option Worth Exploring

Building on your lot turns a cost into an asset. The finished home can be your residence, a rental property, or sold for profit — it's your call.

Your Lot = Your Down Payment

Use the value of your lot as your initial down payment. No additional capital needed to get started.

Let's Talk About Your Lot

Investors

Building new construction can be a smart path. Here's why some investors choose it.

The Math

Building direct typically comes in at 15–20% below retail market value. That's built-in equity before you even move in or list it.

Flexible Exit Strategy

Homes from 2,500 to 3,000 sq.ft. work well for long-term rental income or resale in a growing Florida market.

Financing Options

Construction-to-permanent loans are available. We can walk you through what lenders typically look for.
